How the Loan Process Works
Step 1 — Get Pre-Approved

Step 2 — Find Your Property (or Bring the One You Have)
Already found a place? We move straight to underwriting. Still looking? Your pre-approval letter gives you and your agent a clear number to shop with.
Step 3 — Submit Your Application & Documents
You'll send over income, asset, and identification documents. We tell you exactly what's needed for your situation — no generic checklists, no guessing.
Step 4 — Processing & Underwriting
Your file goes to underwriting, where your income, credit, and the property are verified against the loan program's guidelines. This is usually the longest step — we keep you updated the whole way.
Step 5 — Appraisal & Conditions
An independent appraiser confirms the home's value, and underwriting may ask for a few final conditions. We handle the back-and-forth so you're not chasing paperwork.
Step 6 — Clear to Close
Once every condition is satisfied, your loan is cleared to close. We lock in your closing date and send your final numbers before you sign anything.
Step 7 — Closing Day
You sign your closing documents, your down payment and closing costs are settled, and the keys are yours. Most closings take under an hour.
