A broker takes your one file and shops it across many wholesale lenders — in my case, more than 40 — and they compete for your business. Same borrower, same house, different executions: program fit, pricing, and underwriting flexibility all vary from lender to lender.           The simple mechanics
         &#xD;

          Every mortgage payment splits between interest — the cost of borrowing that month — and principal, which actually reduces what you owe. Early in a loan, the split leans heavily toward interest.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          An extra payment changes that. Every additional dollar you send goes straight to principal, and every dollar of principal you eliminate stops generating interest for the entire remaining life of the loan. That is why small, consistent extras compound into surprisingly large savings: you are not just paying down debt, you are canceling decades of future interest on that debt.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

          Three ways people do it

           Monthly extras.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           Even a modest amount added every month, applied to principal, can shorten a 30-year loan by years. Consistency tends to beat size here.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           One extra payment per year.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           Some households use a tax refund or bonus to make a thirteenth payment. Others split their payment in half and pay biweekly — which works out to the same thing by year’s end.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Lump sums.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           An inheritance, a home sale, a strong year — applied to principal, a one-time lump sum permanently shrinks the interest-bearing balance.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          How to do it correctly
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          This part matters more than people realize. When you send extra money, tell your servicer explicitly that it is
          &#xD;
    &lt;strong&gt;&#xD;
      
           principal only
          &#xD;
    &lt;/strong&gt;&#xD;
    
          . Otherwise some servicers apply it as an early next-month payment, which does not help you at all. Check your statement the following month to confirm the balance dropped by the extra amount. And verify your loan has no prepayment penalty — most modern loans do not, but it is worth thirty seconds to confirm.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          When extra payments might not be the best move
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Honesty requires this section. Paying down a mortgage is a guaranteed return equal to your interest rate — but it is not always the highest-priority use of a dollar:
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          If you carry credit card debt at a far higher rate, that debt almost always comes first. If you do not have an emergency fund, build that before locking money into home equity, which is hard to access quickly. If your employer matches retirement contributions and you are not capturing the full match, that is typically a stronger return than mortgage prepayment. And if your mortgage rate is very low, some households reasonably choose to invest the difference instead.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          None of that is a reason to skip extras forever — it is a reason to sequence them thoughtfully.
         &#xD;

          The bottom line
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Extra payments are one of the few financial moves that are simple, flexible, and mathematically powerful all at once. You can start, stop, or change the amount any time — no refinance required.

          Where the 20% rule came from
         &#xD;

          Somewhere along the way, “you need 20% down to buy a house” became gospel. It isn’t — and it hasn’t been for decades. Conventional loans allow as little as 3% down, FHA allows 3.5%, and VA and USDA loans can allow zero down for eligible buyers. What 20% actually does is remove private mortgage insurance (PMI) and shrink your loan.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          So the real question isn’t “can I buy with less than 20% down?” — it’s “should I?” And that answer depends on math worth doing carefully.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          The case for putting 20% down
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          There are genuine advantages. No PMI means a lower monthly payment. A smaller loan means less interest over time. More equity from day one gives you cushion if the market softens. And in competitive situations, a larger down payment can strengthen an offer.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          If you have the 20% sitting in savings
          &#xD;
    &lt;em&gt;&#xD;
      
           and
          &#xD;
    &lt;/em&gt;&#xD;
    
          healthy reserves left over after closing, it’s often a fine choice.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          The case for putting less down
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Here’s the part the rule of thumb leaves out.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Time costs money.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           If saving 20% takes three more years, that’s three more years of rent — with nothing building toward ownership — while home prices do whatever they’re going to do. In much of Middle Tennessee, waiting has historically been the more expensive choice, though no one can promise what the future holds.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           PMI is smaller and more temporary than its reputation.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           On a conventional loan, PMI can be removed at 20% equity and cancels automatically at 22%. Between your payments and market appreciation, many homeowners get there faster than they expect.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Cash reserves matter more than people think.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           Emptying every account to hit 20% and then facing a roof repair with no savings is a worse position than paying a modest PMI premium with money in the bank. Lenders think this way too — reserves strengthen a file.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          How to actually decide
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Run both scenarios side by side: payment with 20% down versus payment with less down plus PMI, and look at what each leaves in your savings. My

          An escrow account is simply a holding account your loan servicer manages on your behalf. Each month, a slice of your payment goes into it. When your property tax bill and homeowners insurance premium come due, the servicer pays them for you out of that account.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          That’s it. No investment, no fees hiding inside it — just a budgeting mechanism that splits two big annual bills into twelve predictable pieces.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          Why lenders require it
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Two reasons, and both are practical. First, unpaid property taxes can become a lien that outranks the mortgage itself — so lenders have a real interest in making sure taxes get paid. Second, an uninsured home is unprotected collateral. Most loans with less than 20% down require escrow; with more equity, some programs may allow you to waive it and pay taxes and insurance yourself.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          “My rate is fixed — so why did my payment go up?”
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          This is the call I get most often, and escrow is almost always the answer. Your principal and interest truly are fixed on a fixed-rate loan. But taxes and insurance are not, and they flow through your payment.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Property taxes are set by your county — Williamson, Maury, Davidson, and their neighbors each set their own rates and reassess home values periodically. In a growing market, assessments tend to rise. New construction has its own quirk: the first year’s bill is often based on the land alone, so expect a jump once the finished home is assessed.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Homeowners insurance premiums have risen across the country in recent years, and Tennessee is no exception.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Once a year, your servicer runs an escrow analysis. If your taxes or insurance went up, your monthly payment adjusts — and if the account ran short, you may also see a one-time shortage to catch up. The reverse happens too: if costs drop, you may get a refund check.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          The silver lining for our area: Tennessee’s property taxes are among the lower in the nation — one of the quieter financial perks of buying here.

          What you can actually do about it
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          You can’t negotiate your county tax rate, but you’re not powerless. Shop your homeowners insurance every year or two — premiums for the same coverage can vary widely between carriers. If your county reassessment seems off, most counties have an appeal process with a deadline.           If you’ve been told you’ll need “PMI” on your loan, your first reaction was probably some version of
          &#xD;
    &lt;em&gt;&#xD;
      
           why am I paying to insure the bank?
          &#xD;
    &lt;/em&gt;&#xD;
    
          Fair question. I hear it every week from buyers across Franklin, Thompson’s Station, Spring Hill, and Columbia — so here’s the honest answer, without the jargon.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Mortgage insurance is a monthly premium added to your payment when you put down less than 20% on a home. It protects the lender — not you — if the loan ever defaults.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          That sounds like a raw deal until you see what it buys you: the ability to purchase a home with 3%, 3.5%, or 5% down instead of waiting years to save 20%. In a market like Middle Tennessee, where home values have climbed steadily, buying sooner with mortgage insurance has often cost families far less than renting while home prices rose out from under them.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          So the right way to think about mortgage insurance isn’t “a fee I’m stuck with.” It’s the price of admission for buying years earlier — and in most cases, it’s temporary.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          What it costs
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          On a conventional loan, private mortgage insurance (PMI) typically runs somewhere between 0.25% and 0.9% of your loan amount per year, split into monthly installments. On a $400,000 loan, that’s roughly $85 to $290 a month depending on your down payment and credit score.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Two things drive your PMI price:
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Your down payment.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           The more you put down, the cheaper PMI gets. A buyer at 15% down pays far less than a buyer at 3% down.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Your credit score.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           PMI is credit-sensitive. Strong credit can cut your premium roughly in half compared to a lower score on the same loan.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

          PMI vs. FHA MIP: they are not the same thing
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          This is where most online explanations fall short. “Mortgage insurance” means two very different things depending on your loan program.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Conventional loans have PMI (private mortgage insurance).
          &#xD;
    &lt;/strong&gt;&#xD;
    
           No upfront charge on most structures, credit-sensitive pricing, and — this is the important part — it goes away on its own.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           FHA loans have MIP (mortgage insurance premium).
          &#xD;
    &lt;/strong&gt;&#xD;
    
           FHA charges 1.75% of the loan amount upfront (almost always rolled into the loan) plus an annual premium paid monthly. MIP is the same price whether your credit score is 640 or 800. And with less than 10% down, it stays for the life of the loan.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Here’s the practical takeaway I give clients: if your credit is strong, conventional with PMI usually wins. If your credit is still recovering, FHA’s flat pricing often makes it the cheaper path — and we plan from day one to refinance out of MIP once you’ve built equity.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           VA loans, by the way, have no monthly mortgage insurance at all.
          &#xD;
    &lt;/strong&gt;&#xD;
    
           If you’ve served, that benefit alone can save you hundreds a month. USDA loans use a smaller annual fee (0.35%) that works differently again.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          When mortgage insurance goes away
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Conventional PMI:
          &#xD;
    &lt;/strong&gt;&#xD;
    
           you can request cancellation once you reach 20% equity — through paying down the loan, home appreciation, or both. It cancels automatically once your balance hits 78% of the home’s original value. Extra payments get you there faster. So does appreciation — and Williamson and Maury County homeowners have seen plenty of that.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           FHA MIP:
          &#xD;
    &lt;/strong&gt;&#xD;
    
           with 10% or more down, MIP drops off after 11 years. With less than 10% down, MIP lasts the life of the loan. The exit is refinancing into a conventional loan once you have 20% equity — a move I help clients time correctly.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          In an appreciating market, many of my clients reach 20% equity years before they expected. It’s worth checking annually; removing PMI is often as simple as a phone call and an appraisal.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          Should you just wait until you have 20% down?
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Sometimes — but less often than you’d think. Run the numbers both ways: PMI on a typical first-time buyer loan might cost $150–250/month for a few years. Waiting three more years to save 20% means three more years of rent, and buying at whatever prices look like then.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
          For most buyers I work with in Middle Tennessee, the math favors buying sooner with mortgage insurance and a plan to remove it. But not always — it depends on your savings, your credit, and your timeline. That’s a fifteen-minute conversation, not a guess.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    
          The bottom line
         &#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    
          Mortgage insurance isn’t a penalty — it’s a tool. Used with a plan (the right program, the right down payment, a clear path to removal), it gets families into homes years sooner for a modest, temporary cost. Used without a plan, it’s just money out the door every month.
         &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

  &lt;p&gt;&#xD;

           Four Loan Programs Columbia First-Time Buyers Should Know

           1. FHA Loans — 3.5% Down, Flexible Credit
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           FHA is the workhorse for first-time buyers. It allows a down payment as low as 3.5% and is more forgiving on credit than most conventional loans. On a $348,000 Columbia home, 3.5% down is about $12,180 — and down payment assistance (below) may help cover it. FHA loan limits for Maury County are set annually and comfortably cover the typical Columbia purchase.

           2. USDA Loans — 0% Down Just Outside Town
          &#xD;

           Here's the one most buyers have never heard of: USDA loans require no down payment at all. Inside Columbia city limits, most addresses don't qualify — but a large share of Maury County outside town does, including areas like Culleoka, Santa Fe, Hampshire, and Mt. Pleasant. If you're open to a few minutes more driving, zero down is on the table for eligible borrowers. Household income limits apply — I can check yours in a quick phone call.

           If you're a veteran, active-duty service member, or eligible surviving spouse, a VA loan may offer no down payment and no monthly mortgage insurance. Maury County has a strong veteran community, and in my experience VA buyers are often surprised how competitive their offer can be.

           4. Conventional 97 — 3% Down with Good Credit
          &#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
           Conventional loans through Fannie Mae and Freddie Mac allow as little as 3% down for first-time buyers with solid credit. For buyers with scores in the higher ranges, this can work out well because mortgage insurance can eventually be removed — unlike FHA in most cases.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Don't Skip the Down Payment Help
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Here's what most Columbia buyers never hear: there isn't just one down payment assistance program — there are multiple options, including grants, forgivable second loans, deferred seconds, and lender-funded assistance. Amounts, credit requirements, and income limits vary by program, and many cover most of the Columbia market's price range. The right one depends on your cash, credit, and how long you plan to stay.
